Two types of calls come from Santa Monica regularly. The first is condensation being misdiagnosed as a leak. In coastal Santa Monica, that morning moisture is often condensation, water vapor from inside the home condensing on the cold glazing surface during the marine layer temperature differential. It has nothing to do with the flashing. The fix is ventilation improvement or a venting skylight, not a re-flash. We diagnose this correctly before proposing any repair scope.

The second type is corroded frame replacements. Skylights installed in Santa Monica 10 to 15 years ago with inadequate coastal specifications are showing their age. Aluminum frames corrode at joints, hardware points, and locking mechanisms under continuous salt air exposure. We see this pattern regularly on budget skylights installed near the beach, visible corrosion at the corners, hardware that no longer operates, frames that have lost structural integrity. These units need replacement. We specify corrosion-resistant frames and hardware on every coastal installation because the alternative means replacing in a decade instead of three decades.
